Interested in real estate in Miami? Want to know how the Miami real estate market is doing? These statistics show the current inventory in Miami Beach, Brickell, Miami & west like Kendall. Based on current market conditions in Miami half the city is in a buyers market and the other half is in a sellers market. The market has shifted a little since my last market report. I’m Joanna Jimenez with the Opes Real Estate Group. We are seeing that the absorption rate increased by a little. If we divide the city into 3. East of i95 has an average of 19 months of inventory. That’s a buyers market. Between the palmetto and i95 it’s 6 month which is a healthy flat market. west of the palmetto is where majority of all transactions have taken place in the last year and there’s an avg of 5 months of inventory. Remember this is a broad view of our cities so if we narrow it down to neighborhoods the absorption rate will change how there is more inventory in homes over $1m than those under $400k.
